The tool interprets the city-wide Zoning By-law 569-2013 across all residential zones — RD, R, RS, RT, and RM — and automatically applies the Major Streets overlay (By-law 1062-2025) where applicable, identifying whether an apartment building of up to 6 storeys is permitted as-of-right.

Fourplex permissions under By-law 474-2023, sixplex eligibility under By-law 654-2025, and garden suite rights under O. Reg. 462/24 are all flagged automatically.
